Responsibilities: Repairs and Maintenance Project manage all maintenance, renovation and new build work carried out at all properties.Manage property and maintenance matters for tenants.Schedule and allocate repairs and maintenance work with Maintenance staff.Action and complete a weekly maintenance walks.Deal with any emergency maintenance issues for each location - this includes liaising with contractors and obtaining quotes.Liaise with utility companies to read meters, upgrade equipment, arrange annual services and renew certificates to comply with Health and Safety legislation. Cars Arrange MOT's, services and tax for all cars.Arrange maintenance and repairs when necessary.Pay toll charges and the congestion charges.Research new vehicles. Reporting and Administration Attend the weekly staff meeting.Attend weekly meeting with General Manager to discuss ongoing projects and maintenance issues.Update emergency contact folders for all properties.Check and submit contractors invoices through to finance.Submit weekly report to management.Manage service schedules and update accordingly.Research contractors and submit quotes for approval.Ensure warranties are registered and up to date.Schedule annual valuations of house contents to ensure insurance details are up to date.Assist with the preparation of the annual budget. General Provide out of hours contact to deal with emergencies as and when required.Provide cover for 'Senior' Property Assistant when on holiday or on sick leave. Essential Skills and Qualifications: Previous experience in providing administrative and project support within property management or similar.Strong organisational skills.Ability to use initiative and problem solve.Methodical and excellent attention to detail.Ability to plan and prioritise.High accuracy levels.Ability to multi task.Ability to remain calm and professional during periods of pressure.Ability to adapt to changing priorities and situations.Good communication skills both written and verbal.
