Apply now General Responsibilities Check the standards of finish of flats and communal areas and confirm that they are to Company standard. Prepare reports on the quality found on inspection and liaise with the Construction Department to ensure that any problems are satisfactorily resolved. Support Customer Services Manager to ensure stock units are kept to Company standard. Act upon Customer Comments/Complaints through agreeing course of action for rectification with Buildings Supervisor; arranging all necessary labour and materials to effect completion; carrying out an inspection of the completed works to ensure complete satisfaction. Arranging ad hoc service check visits by Buildings Manager or through third parties. Liaising with House Managers and Residents to ensure a minimum disruption is created during any work situation. Check and authorise invoices and payments to Suppliers/Subcontractors for work completed prior to approval by Customer Services Manager. Agree all maintenance programmes, costings and estimates. Prepare information and reports upon which Management decisions will be made as required. Attend Management Company meetings as deputy for Customer Services Manager as requested. Attend residents meetings and meet individual flat owners to discuss and resolve potential and existing problems. The Buildings Manager will have access to information such as product costs and wages etc. which must be treated with discretion. Supervisory Responsibility The Buildings Manager will have line management responsibility for the Buildings Supervisor. Supervision of Sub-contractors and direct labour employees whilst carrying out repair work. CSCS Under the Construction Skills Certification Scheme (CSCS) the Buildings Manager will require a platinum CSCS Manager card and have or be working towards a relevant Property Manager qualification.
